The Karnataka RERA Checklist Every Buyer Should Run

RERA registration is mandatory for any project over 8 units or 500 sqm in Karnataka. Run this 8-point check before booking.
1. Search the project on rera.karnataka.gov.in by project name or developer.
2. Confirm the RERA ID printed on the brochure matches the certificate.
3. Check the registered possession date — it's legally binding.
4. Read the project's quarterly progress reports.
5. Verify the promoter's name matches the bank account you'll be paying.
6. Confirm the carpet area definition (Karnataka RERA mandates carpet, not super built-up).
7. Cross-check sanctioned plans against marketing material.
8. Verify the escrow account number — 70% of buyer funds must flow through it.
