NRI Guide to Buying Property in Bangalore

NRIs and OCIs can buy residential and commercial property in India freely under FEMA — agricultural land, plantations and farmhouses are the only exclusions.

Pay through NRE, NRO or FCNR accounts, or by inward remittance through normal banking channels. Never use foreign currency cash.

Repatriation is permitted for up to two residential properties, limited to the amount originally remitted through NRE/FCNR. Keep every remittance advice.

A registered Power of Attorney lets a trusted relative sign on your behalf. It must be executed at the Indian consulate or apostilled and then adjudicated in Karnataka.

Buyers must deduct TDS at 1% when purchasing from a resident seller; higher rates apply when the seller is an NRI. Get this wrong and registration can stall.
